A : All our homes are built to the highest residential standards. Value depends on a number of factors not least, location, quality of park services and maintaining your home in good condition both internally and externally. The annual license fee enables us to maintain high standards in the park and the location speaks for itself! Generally speaking, homes follow similar trends to more traditional bricks and mortar values.
Q. Do I own the land?
A : No, you are buying a home with a licence to use the land on which the home is positioned indefinitely. We have a residential licence for 12 months occupancy. The value of your home will benefit from any increase in the underlying value of the land.
Q. Can we sell our home ourselves?
A : Yes, but there are requirements to comply with. Please ask for details.
Q.If I am a resident and I die can I leave the home to my children.
A : Yes.
Q. Can I live permanently on the Park?
A : Yes! Your Park Home can be your permanent home 12 months a year.
Q. How much does a home cost?
A : Home prices vary depending on location, size

A : Finance is available from specialist finance companies.
Q. Are there any monthly charges?
A : There is a monthly service charge for each plot which covers street lighting, estate management, communal area and road maintenance. Council Tax is charged at the lowest price of Band A. All utility services such as gas, electricity and water are metered and can be up to half the cost of a conventional home.
Q. Will my monthly charge increase?
A : The charge is reviewed each year and may increase with inflation or according to the cost of the improvements to the infrastructure of the park. However, you would be fully informed of the improvements that have taken place and we operate a policy of absolute transparency in such matters.
Q. What other costs are there?
A : There is a service charge for each Park which covers street lighting, estate management, communal area and road maintenance. Council Tax is charged at the lowest price of Band A.

Q. Are pets Welcome?
A : Each park varies; for example, two dogs are welcome at King’s Court whilst we are not able to accept dogs at Beech Park. Please see our website for details relating to each park.
Q. What are the homes made of?
A : All Omar Park & Leisure Homes are designed to surpass the standards specified in BS3632:2015.
The specification and build of Omar homes has been developed over 50 years and meet or exceed the relevant standards.
Q. What guarantees come with the homes?
• Full 12 month guarantee on its’ entire contents as supplied by Omar
• Its Metrotile roof has a manufacturer’s 40 year guarantee
• UPVC windows which are to the full residential standard are internally beaded for extra security, come with a 10 year guarantee on the frames and a 5 year guarantee on the sealed units
• All of the appliances and boilers are branded and ‘A’ grade rated and come with a 5 year manufacturer’s warranty.

Q. How can I secure the Home of my choice?
A : A small deposit will secure a plot until you have either sold your existing home, selected your new home or are in a position to complete your purchase.
Q. Do I need a solicitor?
A : No, but we advise you to use a solicitor for your own peace of mind.
